c.1770 extended 1800 Single-storey with mansard attic over basement. Central pedimented bay containing columned and pilastered tripartite doorpiece with pediment and fanlight set in arch flanked by bows with tripartite windows. Pediment to S and stepped gable to N fronts & bows to W. Victorian SW addition with masonry dormers by G S Aitken (Historic Environment Scotland)

Development History
12 November 2020: External inspection finds the building disused and with evidence of pigeons nesting within. There are slipped roof slates and damaged flashing evident and felted roof coverings are also damaged. Chimneys and rainwater goods in need of maintenance. Walls are in need of repointing and there are areas of damage and cracking to north. Windows are boarded up but some broken glass is evident. Doors are boarded up.
Post Survey Update: City of Edinburgh Council confirm the property is under their ownership and is currently the subject of a Community Asset Transfer Request. The site is not available for sale at this time.

18 April 2024: Gracemount Mansion Development Trust (GMDT) have been awarded £167,340 from the National Lottery Community Fund with plans to purchase Gracemount Mansion for redevelopment and to reopen the asset as a community hub.
