Description

Symmetrical 2 storey warehouse with a piended roof, extending to 5 bays in rubble with prominent ashlar dressings. 2 hoist doors break the eaves as open-eaved dormers. Small square windows sit under the eaves in the flanking bays. Doors sit below the hoist doors, that to the left enlarged and fitted with a sliding door. Rectangular windows flank.

Part of a harbour built 1815 from earlier natural harbour, enlarged and improved, 1838, 1842, 1843 and 1854. The 1838 pier and breakwater were financed by public subscription and cost £2,600. The Dumbie Breakwater was built at a cost of '300: it was, until storm damage in 1960s, neighboured by a cottage to the west named Breakwater Lodge. Ship building was established as a local industry at Garlieston around the natural harbour by 1810. (Historic Scotland)

Development History
November 2001: SCT understands that the warehouse has been vacant for some time and external inspection reveals it to be deteriorating. There is much vegetation growth on the stonework, particularly to the seaward elevation. Some openings have been bricked up The roof remains intact, though its ridging and guttering are failing. 2003: Permissions are sought for the comprehensive redevelopment of the Garlieston Harbour site, including hotel, restaurant and residential conversions. The scheme is subsequently rejected by Historic Scotland as unsympathetic. 16 June 2005: The Wigtown Free Press reports that permissions have been granted for a major housing development, including alterations to the warehouse.
August 2008: External inspection finds that the building remains derelict. The roof has a number of holes and has partially collapsed at the north end. Ground floor windows are missing. This building is now under development as part of a larger housing development along with others on Garlieston Harbour - Details can be viewed at www.garliestonharbour.co.uk.
September 2010: Local planners report surrounding development activity slow and there is considerable deterioration of the building's condition.
July 2011: External inspection finds since the previous site visit the building has lost its roof and first floor windows. It is now a ruinous shell. Ground floor openings are boarded up. Plants are now starting to grow along the wallheads. The site manager reports that the roof was removed because it was in danger of collapse. The owners intend to convert the building as funds become available.
11 March 2014: External inspection finds the building remains in much the same condition as seen previously.
14 August 2024: Desk-based assessment suggests the building remains At-Risk.
