Square plan, single storey cottage. Symmetrical front, single original 8 pane sash and case windows each side of original plank and latch door, central brick chimney to double piended slate roof. Single window to side elevation. Slate roof over brick with red sandstone door margins and quoins. Remnants of original harl over brickwork.
There is a possibility that the building may incorporate an element of clay construction. This type of building construction is known to have been utilised in this part of Aberdeenshire and nearby Angus. The building would seem to appear on the 1st edition OS map.

Development History
November 2007: External inspection reveals the property is vacant and unsecured. Whilst in poor condition, the building is essentially wind and water tight. A number of small repairs and general maintenance are needed including the brickwork and roof.
August 2010: External inspection finds no significant change from the last site visit.
19 August 2013: External inspection finds the building remains in much the same condition as seen previously.
