Description

3 storey stone built tenement with 3 bays with gables over and offset entrance door. Exposed brick and stone gable to gap site adjacent. Date stone on gable of 1886.

Appears on the 2nd edition (1:2;500 series) OS map but not the 1st.

Development History
December 2009: External inspection finds the tenement in a fundamentally sound state but vacant and in need of extensive works. Windows are mostly boarded, serious leakage problems have stained much of the facade. There are slipped slates, poor flashing and skews.
August 2011: Local planners report that the Council is investigating the condition of the building, formal action may be required.
30 August 2012: External inspection finds no significant change from the previous site visit. One of the upper floor windows has lost its boarding.
6 December 2012: Local planners advise the building's condition to the rear elevation is poor - open windows and with substantial ivy growth. There have been reports previously of falling masonry from the tenement. Some time ago it was declared non-habitable by the local authority.
19 March 2019: A member of the public notes the condition of the terrace has continued to deteriorate. During recent high winds boarding to windows has been blown into the buildings. The site is advised to be re-advertised for sale through auction shortly.
28 January 2020: A member of the public has noted some masonry movement on the facade.
11 March 2020: A further member of the public notes concern about the condition of the building, including plant growth, roof damage and fallen masonry, and reports that an unsafe building sign is now in place.
17 August 2020: A member of the public notes the serving of an enforcement notice (20/00011/DS) at the property.
9 November 2020: A member of the public reports scaffolding has been erected to the building, and a storage area installed to the roadside. It remains unclear the extent of works completed to date.
18 July 2024: The part owners of the property contact BARR with further information on the site. Since purchasing some of the flats some time ago, they have been working to locate and negotiate sale with other flat owners. This process has taken a number of years. They have recently assembled the majority ownership of the tenement and anticipate regenerating the property in 2025. Local planners confirm works to meet the conditions of the Dangerous Building Notice (DB 20/00011/DS) were completed, in line with the guidance issued by the council, in 2020, to ensure public safety around the site.
