Description

2 storey stone built Victorian semi-detatched villas with corner entrances with balustrade over. Slated roof with dormers and single storey utility wings to each side.

The architect Andrew Scobie drew up the street layout and villas for both Comely Park and Park Avenue in 1875. Andrew Scobie was also Provost of Dunfermline from 1897-1903 (Dictionary of Scottish Architects).

Development History
July 2010: External inspection finds this Victorian building of substance, currently vacant and suffering the effects of no maintenance: rainwater goods and windows particularly. Full planning permission for change of use from offices to form 5 residential units, with the erection of three 2 storey dwelling houses was lodged but withdrawn ref: 06/00080/WFULL . Change of use from offices to form 5 residential units was permitted with conditions Oct 2007 ref: 06/02009/WFULL, conservation Area Consent for demolition of domestic garages was refused Oct 2007 ref: 06/02149/WCAC and Full Planning Permission for the erection of three 2 storey dwelling houses was withdrawn ref: 06/02150/WFULL.
3 December 2013: Full Planning Permission was conditionally granted for change of use to form 5 dwelling houses with the erection of 3 new dwelling houses July 2012 ref: 11/04436/FULL.
21 May 2014: External inspection finds the buildings remain in much the same condition as seen previously.
21 November 2014: Full Planning Permission for the conversion to two dwellinghouses alterations to three mews houses (Amendment to application ref. 11/04436/FULL) is being sought ref: 14/02422/FULL. A related Building Warrant application has been approved ref: 14/00439/NBH
5 June 2018: External inspection finds no signs of regeneration or maintenance since last visit. Chimneys and roof are in fair condition with some slipped slates. Rainwater goods are broken and blocked with vegetation growth. Walls are damp and there is some graffiti throughout. Windows are boarded up. Doors are in need of repair and the grounds are overgrown. Full Planning Permission for change of use to 2 dwellings and alterations to three mews was conditionally approved March 2015 ref: 14/02422/FULL.
16 March 2022: Planning permission (19/02571/FULL) conditionally approved for change of use of existing offices (class 4) to one dwellinghouse (class 9) and the erection of building incorporating domestic garage, garden storage and home office.
3 May 2024: Desk-based assessment suggests the building remains At-Risk.
