Description

2- and 3-storey castellated former coffee house and reading room with round corner turrets and 1st floor balcony. Deep base and string courses.

NOS 7 - 11: rebuilt late 19th century. 2 plain 2-storey, tenements with small, recessed, single storey link between Nos 7 and 8.

In 1986 along with the adjacent Miners Welfare Institute and the Coxstool houses, the building was converted to the Belvedere Hotel. (Historic Scotland)

Development History
August 2010: External inspection finds the buildings, latterly in use as part of Belvedere Hotel, in fair overall condition but disused. The buildings are boarded-up and secured.
31 July 2014: External inspection finds the building remains disused and in deteriorating condition. Planning permission in principle was granted conditionally in June 2010 for a residential/ leisure/ commercial development including harbour regeneration works. The outline plan notes a proposed extension to the hotel as part of the overall development plan. Condition 8 of the approval decision notes that all listed buildings within the boundary of the potential development (including the hotel) should be retained and incorporated as part of any development ref: 05/00047/COPP.
24 April 2019: External inspection reveals no significant change from previous visit. Security notices are in place but there is no evidence of any works.
3 May 2024: Desk-based assessment suggests the building remains At-Risk.
