Description

French Renaissance. Pair of single storey and attic lodges, pedimented full dormers. Channelled piers with urns flank entrances with Gibbs surrounds, Quadrant screen walls swept to meet retaining wall. Central wrought-iron gateway with elaborate overthrow.

Development History
17 January 2014: External inspection finds the pair of gate lodges disused and showing signs of deterioration. Some discolouration of stone and light vegetation growth suggests the buildings may be sufferring from dampness. Water is pooling on plinth areas as rainwater goods malfunction. Alert at this time.
28 July 2023: External inspection finds the paired lodge to be in similar condition to previous assessment. Damp continues to be an issue within the masonry. Algae and salt deposits are visible in several areas. The windows and doors facing onto the street are now covered and cannot be assessed. The gate appears to be intact but suffering from weathering and some rusting. Move to At Risk to reflect continued condition issues while monitoring.

Post-survey update: These buildings are part of proposals for the wider site, which include internal and external alterations associated with conversion of listed buildings, includes partial demolitions and formation of new floorspace, erection of rooftop extension to 2 no. buildings, formation of terraces and balconies, demolition of building 10 (not listed) and erection of 5 storey building and 3 no. glazed building link structures, erection of extension to rear of gatehouse, installation of plant, formation of cloisters, landscaping and public realms works, with alterations to boundary walls (ref: 22/03285/FUL & 22/03284/LBA). As of 07/09/2023, these applications are currently pending consideration.

Post Survey Update: Local planners advise consent is being sought for conversion to hotel use (22/03285/FUL)
