Description
Mid 19th century with a later 19th century additions. 2-storey, basement and later attic 3-bay rectangular-plan villa with later additions to rear and side. Painted render over stugged ashlar with polished dressings. Tall ashlar base course; architraved windows; eaves band and cornice.

Development History
5 November 2019: Nominated by a member of the public as disused with broken windows and holes in the roof. For Investigation.
13 August 2021: Building being marketed for sale through auction at Future Property Auctions, at a starting price of £175,000. Bidding to close 27/08/2021.
21 March 2024: Limited external inspection possible from a point of public access. The building is disused, boarded up with security fencing installed to the front of the plot. The rear elevation was not visible and could not be assessed.
From what could be viewed, the building is now in accelerated decline as there has been a partial roof collapse to the front roof pitch, allowing water ingress to the interior. Through upper windows the loss of internal ceilings is visible. Rainwater goods are partly intact but disconnected or chocked with vegetation in sections. Dampness to walls beneath downpipes suggests they are defective. Walls appear plumb but extensive peeling paint and salts suggests they are damp. Vegetation is establishing in the main stair entrance steps. Debris and vegetation is evident across the wider plot, and may be encroaching to rear. A marketing boarded is affixed to the site, advertising it for sale through Future Property Auctions.
Full Planning Permission and Listed Building Consent for conversion and extension of the property, latterly in use as a care home, into flats was conditionally approved in 2014 (14/0188/IC & 14/0020/LB). The property is now under marketing for sale through agents Whitelaw, Baikie, Figes as a development opportunity.
