Description
Single storey, asymmetrical composition. All harled with polished ashlar red sandstone margins and dressings. Projecting east facing porch (to drive) with dummy studding and multi-pane glazing; 2-bay south elevation of which 1 bay projects with small bowed bay window. Multi-pane glazing; tall ridge stacks; bellcast red tile roof. (Historic Environment Scotland List Entry)

Development History
May 1991: External inspection reveals the lodge to be empty and deteriorating. The roof in particular requires attention. Historic Scotland reports that the owner has recently asked for the lodge to be de-listed, though this has been refused. January 1996: Local planners report that a Repairs Notice has been served. May 1997: Local planners report that Compulsory Purchase is imminent. The lodge would then be made available to Highland Building Preservation Trust for restoration. 26 June 1997: Press reports note that the owner has threatened to burn the lodge if Compulsory Purchase is enacted. Compulsory Purchase is being pursued after a failure to comply with the terms of the Repairs Notice. The current owner purchased the lodge in 1948, and moved in in 1958. However, the lodge was vacated in 1960 due to damp and after the construction of an adjacent bungalow. The lodge has been vacant since then. 13 March 1998: The Daily Mail reports that the owner has employed legal representation to fight Compulsory Purchase. December 1999: External inspection reveals further deterioration. January 2000: Local planners report that the Compulsory Purchase Order has been withdrawn due to the owner's illness. July 2004: Local planners report that the owner is now deceased. They have met with his descendents to discuss the future of the lodge. A Dangerous Building Notice has been served. March 2005: Agents for the owner confirm that discussions have taken place with local planners regarding the nature of renovation works to the building. October 2006: Press and Journal reports that the daughter of Major Ross has applied for permission to erect 4 houses on land near Gate Lodge. The money raised by this development would be put in to the restoration of Gate Lodge.
September 2010: External inspection finds the building remains derelict and in very poor condition. The roof has a number of holes, sags and areas of lost tiles. Nearly all glazing has been lost, as has the door. Timber elements are in need of maintenance.
31 May 2013: External inspection finds continuing slow deterioration evident. The roof is in a process of collapse. Full Planning Permission and Listed Building Consent for restoration and extension of the property were granted April 2013 ref: 12/02339/FUL & 12/02343/LBC.
22 February 2018: External inspection finds the building remains in much the same condition as seen previously.
20 June 2022: HES colleague informs BARR that restoration works related to 20/03494/LBC are in progress. Moved to RESTORATION IN PROGRESS.
