Description

One of a pair of single storey cottages meeting at the angle of the main road. Coursed rubble walls, freestone dressings, skew gables, slate roofs (originally thatched), moulded skewputs and eaves cornice, corner pilaster strips. Door and window openings to road mostly blocked up.

Of the same architectural character as Souter Johnnie's Cottage, which this building neighbours, and probably built as a group (1786). (Historic Scotland)

Development History
April 1998: External inspection shows the roof to be sagging in its centre. Some gutters are missing, and the entrance and one window are bricked-up. There appears to be some evidence of recent works to the gable end.
January 2009: SBPT advise SCT that the cottage is Category B Listed.
November 2009: External inspection confirmes the missing glazing reported by a member of the public. This has left the interior of the building at risk of water ingress.
August 2011: Local planners have made site visit and forward a photograph of the cottage. They confirm roof almost entirely stripped of slates. Felting has been installed, but has come away in some sections, exposing the wooden sarking. One of the glazings on the rooflight is broken. Condition moved from poor to very poor.
September 2011: Local planners report, that following representations from members of the public, Buildings Standards inspected the building and concluded the cottage was in general disrepair and posed a potential danger to immediate neighbours and members of the public. As a safety precaution Building Standards contacted the owner requiring all loose slates, glazing and ridging to the Main Rd elevation be removed and made safe, however, the full roof was stripped. The owner has subsequently been contacted in regards to Listed Building Consent, but also to establish what the intentions for the building are. Owner's details also confirmed.
March 2012: Local planners report the building remains at risk.
24 April 2012: External inspection finds the slates have been removed from most of the roof. There are holes and gaps in the sarking. Part of the roof ridge has also been removed.
2 June 2014: Local planners report NTS (Little Houses Scheme) and Planning Authority remain in discussion with owner. The building remains at risk.
17 September 2014: External inspection finds the vestigial covering placed on the roof in 2011 is now almost entirely missing. Half the roof to the rear remains slated, the other half has exposed sarking boards.
17 September 2020: Local planners advise consent for restoration and extension of the property (20/00608/APP and 20/00609/LBC) is being sought.
16 October 2020: Local planners advise previously noted applications has been withdrawn. A revised application for listed building consent (20/00780/LBC) has been submitted.
14 December 2020: A member of the public notes the revised listed building consent for alterations has been conditionally approved.
1 August 2024: Local planner advises that the building is now completely roofless, and vegetation is beginning to take hold within the interior. Condition moved to ruinous.
