Description

2-storey and basement (1-storey, seem from Roseangle), 3-bay villa, ashlar front, rubble-built sides and rear. N elevation: 1-storey and basement, slightly advanced paired pilastered doorway approached by bridge. 4-pane sash and case window to either side. Main cornice and blocking course. Pedimented tripartite dormer. S elevation: 3-storey, left hand bay altered 1850 to a 2-window bow. Smaller windows and band course at basement. Piended platformed slate roof, semi-conical at bow. Central pedimented tripartite dormer, later flat-roofed dormer to W. Tall corniced rubble-built stack at E gable. 2-storey later 19th century W wing, only slate roof visible from Roseangle. S elevation ground floor altered, 1st floor single light. Slate roof with gable end stack. Windows 4-pane sash and case, some at rear altered. Cast-iron railings to N, high garden walls to S, originally to the sea. (Historic Environment Scotland List Entry)

Development History
February 2005: Local planners bring the building to the attention of the Buildings at Risk Service. January 2006: External inspection reveals the building to be vacant, in poor condition with windows boarded and at risk.
February 2010: External inspection finds the building remains disused. The roof is deteriorating with large sections having lost their slates. The fanlight has been lost. Other windows are boarded up. There is extensive graffiti.
12 January 2015: Full Planning Permission and Listed Building Consent for restoration with new build extension to the rear, to form a 21-bedroom hotel are being sought ref: 14/00854/FULL & 14/00856/LBC.
4 September 2015: An appeal against the refusal of Listed Building Consent for the restoration and extension of the villa to form a hotel has been dismissed by DPEA (LBA-180-2003).
11 May 2016: External inspection finds the building in deteriorating condition and open to the elements. The site is very damp and heavily encroached with vegetation. Security fencing is erected across the front of the site. Condition moved to Very Poor and Risk to High. Dundee City Council is currently seeking confirmation from the Scottish Government for a Compulsory Acquisition of the property from the current owner.
27 June 2018: The Compulsory Aquisition of the property has taken place. Ownership of the building has been transferred to Dundee City Council.
6 July 2020: Dundee City Council has been marketing the site for sale following acquisition through Compulsory Purchase. The Council's website notes the site is currently under offer.
5 April 2024: Full planning permission (22/00515/FULL) and listed building consent (22/00514/LBC) being sought for alterations and conversion of existing building and erection of extension to create 10 flatted dwellings.
