Description

Coursed sandstone former hotel with slated roofs, extending to the rear and incorporating a C-listed Gothic-style wing to the east of the plot. Building fronting East Burnside appears on the 1854 OS large scale town plan of Cupar notated as a tavern. Unseen two storey range to rear may appear on the 1820 John Wood plan of Cupar. Gothic wing (originally to UP church) circa 1830 (Gifford).

Main building 3 bay, two storey with attic (to East Burnside)with pitched slated roof over. Central entrance door, flanked by window to either side. 3 windows to 1st floor and 2 dormer windows to attic. Stone skews to roof with gable end coped chimney stacks. High, small window to rendered East gable. 2 storey building at right angles to rear (not seen in full) with a link to single storey wing.

Single storey simple Gothic projection former United Presbyterian Church with later alterations now converted to shop, flats and part of adjacent Burnside Hotel. Coursed sandstone to principal elevation. (Historic Scotland)

Development History
12 June 2014: External inspection finds the former hotel, whuich incorporates the single storey C-listed wing to the South, disused with boarded up ground floor windows. There are slipped roof slates evident and vegatation growth to rear roof pitches. Rainwater goods are in poor conditon - blocked with vegetation growth with associated damp patches to walls. Windows are in need of repair. The 2 storey wing to the rear would appear to be in poorer condition.
15 December 2014: The former hotel is being marketed for sale as a development opportunity through appointed agent Thorntons Law LLP at offers over £125,000. The sales particulars note that owing to the internal condition of the property, potential purchaser enter at their own risk.
17 March 2016: Listed Building Consent for alterations to form a hot food takeaway, re-rendering and erection of extension
is being sought ref: 16/00758/LBC.
18 October 2018: External inspection finds the building in much the same condition as seen previously. Repair works appear to have taken place on the roof. A For Sale By Auction sign has been erected but no further information on this sale could be found. Deterioration continues.
7 December 2021: Fife today reports (07/12/2021) that developers have submitted plans to convert the hotel into four flats with a commercial unit on the ground floor.
10 December 2021: Listed building consent (21/03681/LBC) is being sought for external works including installation of new windows/doors, rooflights, dormer extensions, re-pointing, re-rendering and re-roofing.
3 May 2024: Full planning permission (21/03681/FULL) and listed building consent (21/03682/LBC) has been granted for external works including installation of new windows/doors, re-pointing, re-rendering and re-roofing. A building warrant (23/00170/BW) for the works have been approved.
